How much is land?
Land costs vary by geography and proximity to large urban centers. The old Real Estate adage of Location! Location! Location! certainly holds true. A great source to check on land costs in you area is your local Realtor or Building Consultant in one of our locations.
What are the additional building costs?
Since Americas Home Placeconstructs your home on your property additional building costs are directly related to your land. Typically improvement costs are for land preparation, grading, well, septic, and gravel drive for rural or acreage properties or grading, water line, sewer, gas, and driveway for subdivision or city lots. Your Superintendent or Building Consultant will guide you through the process of putting these allowance costs into the cost of your new home.Can I customize the floor plan?
One of the things that makes America’s Home Place different/better from most other Builders is that we encourage you to make your home uniquely yours!! Make your plan larger! Move walls! Design that special Master Bedroom retreat! How about that dream kitchen you always wanted! Our Building Consultants along with our CAD (Computer Aided Design) Draftspeople help make your dreams a reality!
Where do you build?
America’s Home Place currently builds in the following states: Kentucky, Tennessee, North Carolina, South Carolina, Mississippi, Louisiana, Florida and Georgia. Each of our locations have well defined areas around our Showrooms and Model Centers where our building activities can take place. Please ask your local Building Consultant to show you the areas where we can build.
Can I walk through a floor plan that is not at your Model Centers?
Through the years America’s Home Place has built thousands of homes for thousands of satisfied customers. Many of our customers are kind enough to open their homes to potential homeowners. Also the floor plan you are looking for may be under construction and you may have the opportunity to visit that under construction home. Your local Building Consultant can guide you in seeing the floor plan you may want to see.
Can you build my own floor plan?
Since America’s Home Place’s goal to is build for our customers a compelling priced custom home, the ideal scenario is for you to bring in a picture or plan and see how America’s Home Place can develop and match up your plan into one of the over 80 plans we offer. Our systems allow proper planning and pricing so America’s Home Place can avoid cost overruns thus giving you a custom home without the custom price. Remember we encourage your custom touches! Can I finance my land in my home loan?
Most certainly! Most lenders, including our partner lenders, allow and encourage land/home packages. This dispels the misconception that you must own your land outright to build your new home on it! We’re happy to answer any questions you may have about your property.
Can I build my new home if I have a home to sell?
That is based on your good credit. A great number of our customers do so. Most lending institutions have no problem with doing loans for the new home as long as the customer financially qualifies to do so. Typically during the construction process the customer is only making interest payments for the amount of work completed on their new home so they are not making two house payments during the construction phase of their loan. Many of our customers only want to move once so they’ll put their existing home up for sale when the new one is nearing completion! See your Building Consultant or Lender for more information.
Is it a good idea to know our buying power before looking for a new home?
In order for you to make a sound buying decision, one of the first things you need to know is how much home you can afford. Your local Building Consultant or your Lender can aid you in finding out how much buying power you have.
How can I find out information concerning my credit score and history?
There are three major credit reporting agencies that monitor all consumer credit. Please contact your Lender or Building Consultant for the details on how you can receive your credit report.
How do I find the cost of the available options you offer?
After you have found out your buying power (how much home you can afford) your Building Consultant can do a free personalized price quote to show you exact costs on options you want to include in your new home! This free service is very informative for you the customer. Please feel free to contact your Building Consultant to schedule this no cost pricing quote!
Do you use name brand products?
We use tried and true named brand products that have historically shown superior performance for our Homeowners. Some of the names include Delta Faucets, GAF/Elk shingles, Mohawk and Armstrong flooring, Formica, and Wilson Art Counter Tops, Thomas Lighting Products, Sherwin Williams Paints, and the list goes on.
How many plans do you have?
America’s Home Place is proud to offer over 80 floor plans for our customers to choose from. Many plans offer additional exterior elevations for additional choices for our customers.
Do you warrant your new homes?
Unlike many builders that pass on their warranties to third party insurance companies, America’s Home Place chooses to warrant our own homes!! When you place a warranty request you are assured that an America’s Home Place employee will be handling your service request not some disinterested person from another state! Another plus is that there are no deductibles attributed to your warranty from America’s Home Place!
Do you offer financing?
America’s Home Place is not a mortgage lender, however, we do have established relationships with both banks and mortgage brokers which allows us to assist our customers in arranging financing. They strive to assure that their rates and fees are competitive and our customers are
always given the option of providing their own financing. When does construction begin?
